Real estate properties are selling like hot cakes in our country. Land or residential property prices have gone up at least five or six folds in the past few years and I am starting to wonder how long is this boom going to last? What was once barren land has now been made into modern residential marvels and the demand for such properties never seems to stop with more and more builders lining up bigger and better projects all year round. I have had my doubts regarding the property scenario in our country.  I mean is it really worth putting in all your savings and buying a property just because every one else is doing it? I think not. But there are two sides to a coin and my friend made a very valuable point the other day. He was telling how property value would never decline with each passing year as population always growing. I guess it makes sense buying a residential property and then leasing it out! I mean it gives you a steady source of income and who says that you have to stay in the property you bought right? 

Flats

Living has now become a vertical affair-literally. Flats or multi storey living heavens have sprung up in all parts of our country and they are quite a sight to see. Unlike flats you would find in Mumbai or Chennai in the early 1990s, modern day flats come with all amenities that would put any house to shame. Swimming pools, Jacuzzis, entertainment areas, Gyms you name it they have it. This is in addition to the fact that most flats are conveniently located near important places of business. Some flats even come with their own shopping malls and cinema theaters. I bought a flat in the recent past and I couldn’t have been happier. I mean, I am surrounded by friends and I have security twenty four hours a day. To all those people who scream flats do not have privacy, I scream back come to my place. The entire apartment is sound proof and you do not get unwanted visitors any time of the day (in a country like ours that is something you just cannot ignore). Villas

Villas have always fascinated me for many reasons. Having lived in flats/ apartments almost all my life, I long to live in a villa; that too one of those cool luxury villas with a pool and BBQ grill right by the side. So what gives villas such a special place in my heart? I guess growing up with a luxury villa right by my flat has had its effect on me. I had the chance to live in a villa for a few days when I was at my aunt’s place. Long winding roads, smell of fresh cut grass, crystal blue stream right by the door, no nosey neighbors, and the experience was absolutely amazing. Apartment and villa prices are neck on neck and I see no point in buying an apartment when I can get a villa for the same price. I am saving up to buy my own villa and I should have the resources ready by next year end may be. Anyone else out there a true villa fan? You are welcome to comment and leave suggestions on what all I need to look out for when I buy my own place.      

Builders

This is the era of builders. There was a time in our country when builders were looked up on as people under tremendous financial strains and always in some sort of trouble. Well not anymore. The economic boom has really been a blessing to builders in India and they have prospered like never before. These people are in a league of their own and some of them are just as wealthy as their American or European counterparts. Builders have become just as important as the clients they serve and most of them have the highest certifications available in the country. Nonetheless, when you go in for a builder, always make sure their track record is clean and past projects have been delivered on time. There have been instances wherein in highly publicized builders have let down customers with delays and customers tend to get caught in legal issues when dealing with them. My advice-always go in for a reputed builder even if it means paying a few extra bucks, they can save you a lot of time and headache synonymous with property development and acquirement
